No. A PAC agreement is a separate agreement between you and Orr Made to carry out the preconstruction work. The agreement outlines the services provided, which may include soil tests, site surveys, and the preparation of a detailed proposal. All of this occurs during the ‘Design Phase’, so that by the time the full design package is complete, a building contract can be prepared and construction can commence.

An architect focuses on the overall structure of a building — including load-bearing walls, external walls, the building envelope, and ensuring compliance with building codes, structural safety, and regulations. They design the “shell” and are responsible for planning, structural layout, engineering, and documentation needed to legally and safely build or substantially alter a home.
An interior designer focuses on the interior spaces within that shell: layout and flow of rooms, interior layouts, furniture and fixture positioning, finishes, materials, lighting, colour schemes, and how spaces function and feel for everyday living. They optimise internal layouts and flow, ensuring the space is both functional and beautiful — but typically do not make structural changes (like removing or altering load-bearing walls).

Our process is built around Design + Construct, ensuring the concept we design is the home we deliver. For select cases, we may offer Design-Only services, but this is by assessment and availability.
A Prime Cost (PC) item is an allowance in your contract for a specific product, such as tiles, taps, or bathroom fittings. An estimated cost is included at contract signing, but the exact product may not be selected until later. The builder must estimate a reasonable cost for these items, ensuring it is not understated.
A Provisional Sum (PS) is an allowance in the contract for labour and materials where the exact scope cannot be fully detailed at the start, such as siteworks. Builders are required to provide a reasonable estimate; however, in some instances, unforeseen events might mean that the provisional sum is exceeded, and the difference can then be added to the contract sum.
